Property Search Services

Finding a suitable property and location can be time-consuming and frustrating so we can help identify suitable areas and properties and facilitate the move into your home efficiently and smoothly. These services include;

Counselling phone or video call to discuss criteria; enabling us to fully understand and manage expectations and requirements
Supply of guides to moving, living and renting in the UK
Full day of research; qualifying properties, arranging appointments and itinerary production
Collection by car and full day of accompanied viewings with area consultant
Assistance with property offer
Complementary partner introduction; furniture removals/rentals, pet transportation etc

Area Orientations

An Orientation or Look See is particularly useful as an introduction to the UK . It helps narrow down search areas prior to a home search so that the assignee can focus on locations that match their lifestyle, schooling requirements, budgets and travel/commute times. This service includes;

Collection by car by our expert area consultant
A tour around selected areas and an in-sight into UK life
Viewing of a selection of properties within budget to help gauge property size, style and prices, to manage expectations.
A general orientation covering local amenities, including schools, travel options etc..

Tenancy Support Services

Navigating the UK property market and paperwork can be challenging. With our up to date legal training, we ensure the property is key turn ready by helping with the following;

Negotiations with agent
Preparing and checking the Tenancy Agreement, ensuring assignee's best interests are legally protected
Advise on Clauses included in the Agreement, and provide suggested changes as necessary
Attend check in
Check the inventory
Provide a detailed condition report, including photos, which is used to protect the clients deposit against any unfair deductions at the end of the tenancy

School Searches & Educational Support

The UK has an abundance of schooling options which is excellent, but with choices can come confusion. With our up-to-date educational training, we are able to translate the often complex schooling system into more manageable, realistic choices, in order to help the assignee make an informed decision. This service includes;

Comprehensive brief taking to establish requirements of each child
Provision of details of schools within the home search area including; contact details, pupil numbers, links to school websites and performance data as well as Ofsted reports
Advice/assessment on the availability of places including telephone research, gathering vacancy and admissions information
Booking appointments to view schools
Support and advice on the admissions process including school applications, waiting lists and appeals

Departure Services and Tenancy Extensions

Whether staying longer than planned, moving back home, or to another property, we can assist with the formalities of terminating the tenancy, ensuring it is processed in line with the terms agreed in the lease, using the break clause that was negotiated. We can also oversee the return of deposit and negotiate issues that may arise from proposed deductions. This service includes;

Re-negotiation and renewal of existing property tenancy
Full pre-departure briefing
Notification of the end of the tenancy to agent or landlord in line with the terms of the tenancy agreement using the break clause
Acting as an intermediary for agent / landlord
Giving advice on professional cleaning, damage repairs, fair wear and tear
Arrangement of check-out with agent / landlord, supplying an inventory clerk for attendance on behalf of the assignee to check the inventory and produce an in depth check out report
Assistance with transfer of utilities and settling of final bills
Negotiation of claims for dilapidations to ensure the return of the deposit with minimal deductions.
Ensuring the deposit is returned in a timely manner and assistance with arbitration if required

Settling In Services

Even the smallest things may feel daunting with such a lot already going on, so our tailored settling-in services help take away the worry of practical issues and help the assignee settle more quickly. This serviice includes;
